Plans Submitted for 100% Affordable Housing in Miles Platting

Plans have been submitted to Manchester City Council for a new residential development at land off Oldham Road and Varley Street in Miles Platting.

The proposals have been put forward by local housing provider Jigsaw Homes North, which will deliver up to 154 new homes – all 100% affordable – providing a mix of apartments and family housing to meet local needs. The scheme will include homes for social rent and rent-to-buy, helping to address the significant demand for affordable housing in the area.

The development forms part of the next phase of the wider Varley Street masterplan, following the approval of homes at the former Apollo public house site in 2025. Together, these projects represent a coordinated effort to regenerate underused brownfield land and support sustainable growth in Miles Platting.

Jigsaw worked closely with Manchester City Council, residents and local stakeholders to shape proposals that reflect community needs and priorities.

Located in a highly accessible area close to public transport links and local amenities, the scheme has been designed to create a well-connected, sustainable neighbourhood. It will also provide new landscaped spaces, improved public realm and energy-efficient homes, helping to reduce residents’ living costs.

As a leading affordable housing provider, Jigsaw Homes Group manages over 38,000 homes across the North West and East Midlands and has a long-standing presence in Miles Platting.

Councillor Gavin White, Executive Member for Housing and Development at Manchester City Council said: “This is another welcome 100% affordable housing scheme for north Manchester, using Council-owned land, to deliver social rent homes and opportunities to get on the housing market. Miles Platting is a perfect location, close to the city centre, employment and connected well to a variety of travel options. These homes will be a great addition to this community – while also helping the city meet our ambitious target to build at least 10,000 social, Council and genuinely affordable homes up to 2032.”

A decision on the planning application which can be viewed here>> is expected to be made by Manchester City Council in Autumn 2026.
