Flagship to build four affordable homes on former Woodbridge garage site

Housing provider Flagship plans to build four two-storey, two-bedroom houses on the brownfield site off Newnham Avenue, south-west of Woodbridge town centre.

The homes will be let at affordable rent to families on the local housing register and managed by Flagship, part of Bromford Flagship LiveWest (BFL).

Construction is due to begin by summer 2027, with each property set to include a private rear garden, dedicated parking and solar panels.

Brownfield garage site cleared for new homes

The existing garages were demolished in June, allowing the site to be prepared for the new housing scheme.

The project follows discussions between Flagship, local residents and Woodbridge Town Council that began in 2020. The lack of affordable housing was identified as a key concern during the engagement process, while parking provision was also raised.

Callum James, placemaking and regeneration manager at Flagship, said: “Garage sites like this are usually too small for modern cars and often sit unused on the edge of communities. If we can turn those spaces into much-needed homes, we create something of real benefit for the people who live here.”

The scheme has planning permission from East Suffolk Council and has been designed to respond to the surrounding neighbourhood.

James said: “Newnham Avenue is the way into the neighbourhood, so as you come round the corner you’ll be met with new homes on both sides rather than a row of empty garages.

“It’s a part of Woodbridge that locals are already proud of, and these homes should add to that.”

New homes to include biodiversity measures

The development will incorporate a number of measures aimed at supporting local biodiversity.

Bat and bird boxes will be integrated into the brickwork of the new houses, while gaps in fencing will create routes for hedgehogs to move between gardens.

New trees and hedgerows will also be planted around the homes, with local stock used where possible. The landscaping will include a wildflower lawn managed without fertilisers or pesticides.

The project forms part of Flagship’s plans to redevelop small brownfield sites across Suffolk. Outline plans have also been submitted for former garage sites at Neve Gardens in West Row and Elmsley Way in Yoxford, while schemes are planned for Saxon Road in Saxmundham and Cranworth Close in Grundisburgh.
