Druids Heath plans increase social rented homes to 20%

A consultation on plans to deliver up to 3,500 new homes in Druids Heath, Birmingham, has reopened, with proposals now including a higher proportion of social rented homes.

The 20-year regeneration programme, being brought forward by Birmingham City Council in partnership with Lovell, would increase the proportion of social rented homes within the outline planning application from 11.4 per cent to 20 per cent.

The wider regeneration programme also includes a commitment that at least 51 per cent of homes across Druids Heath will be affordable once the scheme is complete.

Existing council tenants to be rehoused

The proposals state that all existing council tenants living within the regeneration area will be re-provided for as part of the programme.

Druids HeathHomeowners will also be offered a financial package intended to enable them to remain in Druids Heath.

As well as new housing, the regeneration plans include improvements to open spaces, play areas and other recreational facilities.

The outline planning application has been subject to three formal consultation periods, alongside wider engagement with residents during the development of the proposals.

The latest consultation follows legal action relating to the outline planning consent, which was originally approved in October 2025.

Birmingham City Council subsequently agreed to cancel the approval and return the application to its Planning Committee for a fresh decision later this year.

Residents are now being given a further opportunity to comment before the application returns to committee. Views submitted during the original consultation will continue to be considered as part of the planning process.

Residents invited to comment

The consultation opened on 7 September and will run until 7 October 2026.

A free drop-in session is also being provided by Birmingham City Council and Lovell in partnership with Planning Aid England and Loconomy.

The event will take place on 15 September from 10am to 3pm at the Regeneration Room, Idmiston Croft.

Residents will be able to find out more about the proposals and planning process, with support available for those who want to submit comments.

Information about how to take part will also be sent to local households by post, while notices will be displayed around the estate.

Councillor Baber Baz, Cabinet Member for Housing and Homelessness at Birmingham City Council, said: “The consultation period has opened for residents of the Druids Heath area to give their thoughts and opinions on our masterplan to regenerate and bring up to 3,500 new homes to local people.

“I would encourage people to take part before the 7 October deadline. Support is available through Planning Aid England and Loconomy, and information on how to give your views is also available on the Druid Heaths website.”
